Why First Time Buyers Should Buy A House Now

I’ve been a REALTOR since February of 1989, classifying me as an “Old Timer” in the business. My “Old Timer” status is, however, business only! 
When I entered the business in 1989, our country was in an economic recession with interest rates hovering around the 12% mark. I vividly remember the first house I sold; it was a ranch style home, yellow in color with a 2-stall garage. Total square footage was around 1100. The buyers purchased it for $74,000.00 with a down payment of 20%, financing in the amount of$59,200.00 on a 30-year mortgage with a monthly payment of around $700.00, NOT including taxes and insurance.  OUCH! 1989 was not a great time to buy a house! Fortunately for me, and the real estate industry, interest rates began a free fall in the early 1990’s, eventually leveling off to a median rate of around 7.5% where they remained (fluctuating between 8.5% and 5.5%) until 2008. This was an amazing time for the real estate industry with appreciating home values and record home ownership numbers. Mortgage financing was easy to obtain with many zero down loans available. The monthly payment on that same $59,200.00, 30-year mortgage would have been $414.00 at a 7.5% interest rate, almost a $300.00 per month difference. Unfortunately, the relaxed guidelines for mortgage lending eventually led to our most recent recession.
So why is the next 30 days the best time EVER to buy a house?
$30,000,000.00 in grant funds just became available to assist first time buyers with a home purchase in Michigan. The amount each buyer will receive is $3,000.00, with current military personnel, veterans and reservists receiving a $5,000.00.00 grant. This money can be used for a down payment, closing costs, whatever and does not need to be paid back. There are no qualifying guidelines other than the first time buyer requirement and an approved mortgage. You may remember the recent $8,000.00 tax credit incentive? That money could not be used toward a down payment! Additionally, today’s FHA interest rates are around 3.25% (remember 12% interest rate mentioned earlier) and housing prices are at levels of 10 to 15 years ago!
What does this all mean?                                                                                                                                        
Let’s take that $74,000.00 house and buy it today, but we’re not going to pay $74,000.00, we are going to raise the price to $77,000.00 and have the seller pay $3,000.00 of the buyers closing costs, pre-paid taxes, insurance, etc.  FHA financing requires a down payment of 3.5%, or $2,695.00 of which is covered by the $3,000.00 in grant funds, using the$305.00 of left over grant money toward the home inspections. There is NO money out of pocket, but here’s where it gets fun; the principle and interest payment on a 30-year mortgage @ 3.25% interest rate is $335.00 (Remember that $700.00 per month payment without taxes and insurance included, and with 20% down payment?). Throw in some taxes, insurance and PMI (Low money down loans must have PMI) and your monthly payment only rises by $210.00, or $545.00. That’s it!! Again, this scenario is NO MONEY OUT OF POCKET! Try finding anything other than a studio apartment for $ 545.00 per month!?  Let’s now factor in your new home’s appreciation at a rate of 3% per year and a mortgage interest write-off of 15% of interest paid and your monthly payment, after appreciation and tax savings, just became $321.75! Yes, $321.75!!
The following is a scenario for a $150,000 home purchase:  Figure a down payment of $5,250.00 minus $3,000.00 or $2,250.00 down. Ask the seller for 3% of purchase price back to cover closing costs, etc. and your total out of pocket is $2,250.00. The new payment, including taxes/insurance/PMI @ 3.25% interest over 30 years is around $1,011.00 per month. After applying the above mentioned applicable appreciation and tax savings, the new monthly payment reduces to around $575.00!!
In conclusion:
Based on the information above, FIRST TIME HOME BUYERS MUST RUN, NOT WALK TO THEIR NEAREST REALTOR AND PURCHASE A HOME WITHIN THE NEXT 30 DAYS. THERE TRULY HAS NEVER BEEN A BETTER TIME TO BUY!!!

Prepare appropriately for the daily use of winter equipment and gear by getting your garage in tip-top shape now. An organized garage that acts as a functional storage space will keep everything you need at hand, allowing you to move through chores and errands with efficiency and ease. Optimize your garage space by following the below tips :

1. Plan accordingly. Before you make any move, assess your space carefully. Even if you want to do the dirty work yourself, you may want to call in a professional simply to help you create a working vision.

2. Avoid general floor storage. First rule of thumb: Keep the garage floor as clear as possible. Snow melting off your car will make anything left out wet and muddy.

3. Work your walls. Use all the wall space available; this not only keeps things off the floor, but also leaves optimal space for your car. Tip:  For heavy, bulky items such as winter sports equipment, install deep garage shelving with metal stiffeners.

Homebuyer Grant UPDATE!



Homebuyer Assistance 

Grant Program

The first time homebuyer purchasing a single family/one-unit primary residence will have the ability to put the Homebuyer Assistance Grant Program into action, even before the first of the year!

A grant program will be available for the purchase of a single-family, owner occupied, primary residence. But keep in mind that if the borrower has had ownership interest in a primary residence in the last three years from the date of purchase, they are not eligible for the program.

This program supports non-military homebuyers with a grant of $3,000.00. It supports military homebuyers with a grant of $5,000.00 (Military includes Veteran, Active Duty, Reservists).  Buyers can use the grant in conjunction with their own first mortgage including the MSHDA’s existing Down Payment Assistance (DPA) program using a waterfall review, i.e. a first lien with MSHDA, next apply the grant, then if needed apply the MSHDA DPA.

These funds may be used with any loan type!!!

The Grant Purpose: The purchase of a single family/ one-unit, owner occupied primary residence.

The Grant Terms/ Requirements: There is no lien and no repayment is required!

Limit: There is no limit just a minimum loan amount of $30,000!

Income Limits: None…this is one thing where income is NOT an issue!

Expected Availability Date: December 3rd, 2012

Election Eve



Presidential Election 2012


Here are some factors voters should take into account when casting a vote in the 2012 election.


Think about whether this candidate is a good person, someone you would trust to watch your wallet or purse if you had to rush off somewhere.


Consider how the candidate would spend your tax dollars. Get an idea what the candidate's priorities are, and see how that meshes with your ideas.

Lying by the candidate or his or her supporters should also be considered, although there has been so much prevarication in this election on all sides, it's hard to conclude who has lied more. Unfortunately, this is something to take into account.

If this person has held office before, look at what he or she has accomplished as a legislator, for example. Did the candidate sponsor any legislation or get any passed? If someone who simply occupies a seat in Washington, D.C., in Helena or preforming a job for county government.

Consider whether the candidate is beholden to special interests that might affect his or her votes or actions while in office. Also, if the job being sought is full-time, find out if your local candidate intends to do any moonlighting.

Running for office is no picnic, so we salute those willing to put their egos and their platforms on the line during this general election.

10 Quick Ways To Get Your Home Ready For Thanksgiving!


Holidays tend to bring feelings of excitement along with being totally overwhelmed. You want dinner to be perfect. You want your home to be perfect. You want everything to go smoothly. 

Here are ten little things that you can do to make your home a little bit more special for Thanksgiving 2012.

1. Buy candles. Candles are a great addition to many of the rooms in your home. They instantly create the intimacy that your house needs to make Thanksgiving feel special even before the guests start arriving. Avoid scented candles for Thanksgiving, though, because the scent of dinner cooking is what everyone wants to smell! 

2. Clean up the bathroom. This room is a room that everyone is going to need to use while they're at your place. It's also a room that you never want to be embarrassed by because it's a mess. Take the time to clean it up and you'll feel better about the rest of the house getting messy as you entertain.

3. Add some bar stools to your kitchen. These are an affordable addition to the kitchen and they encourage people to join you there while you cook.

4. Pick up a bouquet of flowers. You'll probably end up moving them out of the way when dinner is served but they provide a nice little touch before that. Plus they're a nice little treat for yourself for all of the hard work that you're doing.

5. Stock up the wine rack. Most people serve wine with Thanksgiving dinner. Decorating the wine rack with some Thanksgiving decorations is a quick and easy idea! 

6. Make sure that you have all of the kitchen utensils that you need. Do you have all of the right knives, a pan big enough for the turkey and a wine opener for the bubbly? Do you have enough plates for everyone? Make a checklist in advance so that you can pick up whatever you need before Thursday.

7. Pick up a few DVDs or games for the kids. Children can get bored when the family is dragging out Thanksgiving day. There's nothing wrong with renting a few DVDs or games to keep the little ones entertained while you enjoy Thanksgiving.

8. Put your clutter in the closet. Get all of your stuff out of the way before your guests arrive so that your home looks nice and neat and everyone has room to move around.

9. Rearrange your furniture. While there are no specific "Thanksgiving furniture arrangements" moving your furniture around always gives a room a fresh update. Since Thanksgiving is a fall holiday and is all about reconnecting with family, try arranging your furniture to create cozy areas for friends and family to gather and chat.

10. Get cooking! There are a lot of things that you can make a day or two in advance. This reduces your Thanksgiving stress and gives you more time to enjoy your friends and family when they arrive.

Is Your Home Ready for Winter?


Autumn is a time of transition; as the days grow shorter, the leaves turn color and soon they begin to fall. With winter on the way, now is the time to make the changes necessary to get your home ready for winter. The following tips will help you minimize energy costs and keep your family comfortable all winter long.

Doors and Windows
  • Replace worn weather stripping around all doors and windows.
  • Caulk gaps in windows and door glass.
  • If you do not have storm doors, consider installing them.
            • Replace older, single-pane windows with new, high performance models.

Insulation and Sealing 

  • Adequate attic insulation is essential in keeping your house warm and saving on winter heating bills. Add or replace attic insulation as necessary. See the U.S. Department of Energy's Insulation Fact Sheet for the recommended R-value of insulation for your area.
  • Add foam insulation gaskets to electrical outlets and switches on external walls (remember to turn off the power first).
  • Look for gaps or holes in attic soffit and knee walls, basement rim joists (where the foundation meets wood framing), as well as plumbing and wiring access. Seal by stuffing with insulation or expandable foam or caulk.

Heating System

  • Have your heating system inspected by a certified professional before cold weather arrives.
  • Clean vents and other heating system components.
  • Replace your furnace filter now, and continue routine replacement throughout the heating season.
  • Consider installing a programmable thermostat; it will help you save on energy costs by automatically lowering temperatures at night while you are sleeping, and when you are away from home.
  • If your heating system is more than 15 years old, consider replacing it with a new furnace or heat pump that is ENERGY STAR® certified.

 Chimney and Fireplace 

  • Have your chimney and fireplace checked and cleaned by a professional.
  • Repair or replace a loose-fitting fireplace damper to prevent heat loss through the chimney, and make sure the damper is closed whenever the fireplace is not in use.
  • Fireplace inserts, covers, glass doors, and flue sealers, also help to prevent heat loss through your fireplace chimney. 

Outside Your Home

  • Replace missing or damaged roof shingles.
  • Clean the gutters and make sure downspouts point away from the house.
  • Make sure the flashing around the chimney and vent pipes is sealed tightly.
  • Trim tree limbs that touch or hang over your home.

Obama, Romney Spar on Mortgage Rules

Mortgage rules being drafted by federal banking regulators came under the spotlight last night in the first election debate between President Barack Obama and his Republican challenger, former Massachusetts Gov. Mitt Romney.
The President defended provisions in the Dodd-Frank Wall Street Reform and Consumer Protection Act, enacted in 2010, as necessary to prevent a repeat of the loose lending practices that resulted in the country’s financial crisis in 2007. “Does anybody out there think that the big problem we had is that there was too much oversight and regulation of Wall Street?” Obama said midway through the 90-minute debate.

Gov. Romney cited the qualified mortgage (QM) rule as a key example of the problems Dodd-Frank has created in the mortgage market, because the law left it unclear what a qualified mortgage looks like. That has created confusion among lenders, hurting mortgage availability to consumers.
The qualified mortgage rule is intended to ensure lenders make loans only to borrowers who can demonstrate a reasonable ability to repay them. NAR's position is that the definition should be broad, rather than prescriptive, so lenders can make safe, affordable mortgages to all creditworthy borrowers, not just those with the strongest credit profiles.
The candidates’ discussion of the QM rule was the only time housing came up in the debate. They also sparred over a broad range of domestic issues, including the economy, taxation, the federal deficit, health care, energy, and education.

10 Tax Tips for Home Sellers!




The IRS has recently issued a helpful list of 10 tax tips all homeowners should keep in mind when selling a home:
1. You are usually eligible to exclude the gain from income if you have owned and used your home as your main home for two years out of the five years prior to the date of its sale.
2. If you have a gain from the sale of your main home, you may be able to exclude up to $250,000 of the gain from your income ($500,000 on a joint return in most cases).
3. You are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home.
4. If you can exclude all of the gain, you do not need to report the sale on your tax return.
5. If you have a gain that cannot be excluded, it is taxable. You must report it on Form 1040, Schedule D, Capital Gains and Losses.

6. You cannot deduct a loss from the sale of your main home.
7. Worksheets are included in Publication 523, Selling Your Home, to help you figure the adjusted basis of the home you sold, the gain (or loss) on the sale, and the gain that you can exclude.
8. If you have more than one home, you can exclude a gain only from the sale of your main home. You must pay tax on the gain from selling any other home. If you have two homes and live in both of them, your main home is ordinarily the one you live in most of the time.
9. If you received the first-time homebuyer credit and within 36 months of the date of purchase the property is no longer used as your principal residence, you are required to repay the credit. Repayment of the full credit is due with the income tax return for the year the home ceased to be your principal residence, using Form 5405, First-Time Homebuyer Credit and Repayment of the Credit. The full amount of the credit is reflected as additional tax on that year's tax return.
10. When you move, be sure to update your address with the IRS and the U.S. Postal Service to ensure you receive refunds or correspondence from the IRS. Use Form 8822, Change of Address, to notify the IRS of your address change.

10 Best Cities to Raise a Family



Choosing the best place to raise your kids can be daunting. You need great schools, plenty of libraries and playgrounds, and safe, family-friendly neighborhoods, all of which can come at a cost to parents. 
Luckily, MSN Real Estate took a two-step approach to come up with a list of the best cities to raise kids. First, they looked for metropolitan areas with high household incomes relative to living costs, a large percentage of families with children under 18, and low crime rates. They didn't look for the cheapest places to live, but rather places where earning potential is more than adequate to cover a family's expenses. 
Then, they honed in on a specific city within each of their top 10 metro areas that's well-suited to raising kids based on educational factors (spending per student and the quality of local school districts) as well as fun factors (availability of public parks, playgrounds, and libraries.) They also looked at each city's average income for families- as opposed to median income for all households- to give a realistic sense of how much it can cost a family to live in a place with so many kid-centric benefits.

Restaurant Week GR!



Restaurant Week GR 2012 started August 15th, but it's not too late to take part in the event! Until August 25th, over 60 restaurants will be taking part in the event, so get your plans in place (yes, we meant "plans"...plural... it's a great deal, so give your stove a break and enjoy a few nights out!)

Fresh local products will be used in creative 3-course dinner menus priced at $25 per person, and at some restaurants, 2 people for $25.

Back for a third season, this year’s event brings the area’s most talked about venues and creative chefs together for a celebration of locally-grown food, friendship and the fine art of dining out. Tables fill fast, so book your seats soon!
